The office market has three distinct parts. The traditional core runs from the Old Market Square along Maid Marian Way and up to the Nottingham Trent University campus, with converted Victorian warehouses in the Lace Market housing design agencies and technology firms. South of the centre, the Southside around the railway station holds the largest corporate buildings, including Capital One's 306,000 sq ft European headquarters at Trent House, and across the Trent the NG2 Business Park is the main out-of-centre office campus. Industrial space wraps around the city: Colwick and Netherfield to the east, Lenton Lane and Dunkirk to the west, Bulwell and Basford to the north and the Boots campus at Beeston to the south-west.

The city built its wealth on lace, textiles, bicycles and tobacco, and the buildings from that era still shape the centre: the Lace Market's old warehouses have almost all been renovated into high-specification offices, apartments and academic buildings. Grade B rents are static, and older office floors in the NG1 core are steadily converting to residential, hotel and leisure use. The biggest development stories are on the Southside: The Island Quarter, 36 acres between London Road and Manvers Street with outline consent for 909 homes, a hotel and nearly 60,000 sq ft of offices, and Broad Marsh, where demolition of the old shopping centre began in September 2026 ahead of a plan for around 1,000 homes and up to 20,000 sq m of commercial space, hoped to start in 2028.

Business character

Nottingham's economy is unusually well balanced for a city of its size. Consumer health and retail is the historic anchor: Boots is the largest private employer in the city from its Beeston campus, and Paul Smith, Center Parcs and Wilko all grew up here.
