Financial and professional services are the backbone. More than 60 banks have operations in Manchester, 40 of them overseas-owned, and Spinningfields houses PwC, Deloitte, HSBC, Barclays, NatWest and the law firm DWF. Manchester is also the UK's e-commerce capital outside the South East: the Co-op Group runs its national head office from One Angel Square, Autotrader is headquartered at Tony Wilson Place on First Street, Boohoo and N Brown are based in the city and THG is headquartered at Manchester Airport. Health and education are enormous employers: Manchester University NHS Foundation Trust is the largest NHS trust in the country with around 28,500 staff across Manchester Royal Infirmary, Wythenshawe and North Manchester General, and the University of Manchester has over 46,000 students and around 12,000 staff along Oxford Road. Science and technology cluster on the Oxford Road Corridor, where the campuses at Circle Square, Manchester Science Park, CityLabs and Hatch have tenants including Hewlett Packard Enterprise and Roku. Media sits across the river at MediaCityUK in Salford, home to the BBC, and the airport, Manchester Airport Group's home base, supports a logistics and cargo cluster around Wythenshawe. Manchester City Council is one of the largest public sector employers.

Market context

Manchester's office market is the deepest in the regions and it is tightening at the top. Agent research recorded a prime rent of £48 per sq ft in Q2 2026, up from £45 in Q1, with total vacancy at 10.9 per cent but new-build vacancy at just 1.2 per cent, the lowest since 2020. The gap between that prime figure and everyday space is wide: refurbished suites in the traditional core, the Northern Quarter and the inner suburbs let for a fraction of it, with the largest choice in serviced and small conventional suites in M1, M2 and M3. Industrial space is scarce across Greater Manchester. North West take-up reached 2.36 million sq ft in the first half of 2026, with Greater Manchester alone taking 963,000 sq ft, and headline rents have hit £11.95 per sq ft in Bolton and £12.50 at Haydock; average asking rents on the listing portals sit around £10 to £11 per sq ft across the city, nearer £8 across Greater Manchester as a whole and above £20 for the few units inside the city centre. The cheapest space is in older estates in Cheetham Hill and Ardwick. Retail is polarised: prime Zone A rents in the city centre are among the highest in the country at around £250 per sq ft, while suburban parades and secondary units are far more affordable.
