Glasgow is Scotland's largest city and its commercial capital, with a council-area population of about 650,000 at the centre of a city region of more than 1.8 million people. The office market is concentrated on the city centre grid. The International Financial Services District, launched in 2001 along the Broomielaw between Bothwell Street and the river, now holds over three million sq ft of offices, with the Blythswood grid and George Square behind it and Buchanan Wharf in Tradeston across the water, where Barclays has built a 500,000 sq ft campus for around 5,500 staff. Retail is led by Buchanan Street, the second busiest shopping street in the UK after Oxford Street, and industrial demand centres on Hillington Park beside M8 Junction 26 and the estates strung along the M8 and M74.
The city built its wealth on shipbuilding and heavy engineering, and both survive in modern form: BAE Systems fabricates Type 26 frigates at Govan and fits them out at Scotstoun, and Weir Group, a 12,000-strong pumps and mining engineering business, is headquartered here. The bigger story since 2000 has been services. Financial and business services employ over 58,000 people in the city and digital technology around 34,000, with JP Morgan running a European technology centre of more than 2,000 technologists and Morgan Stanley's Glasgow office its second largest in Europe. ScottishPower is headquartered on St Vincent Street, BBC Scotland and STV broadcast from Pacific Quay, and the universities anchor three innovation districts along the Clyde, from the Glasgow City Innovation District around Strathclyde, home to over 1,600 organisations, to the Clyde Waterfront Innovation Campus beside the Queen Elizabeth University Hospital at Govan.
Connectivity is a genuine advantage. The M8 runs straight through the city centre, linking Edinburgh 40 miles east with the airport and Greenock to the west, and its Kingston Bridge carries up to 150,000 vehicles a day across the Clyde. The M74 heads south from the Kingston Bridge and is Scotland's only motorway link to England, the M77 runs south-west to Kilmarnock and Prestwick, and the M80 reaches Stirling. Glasgow Central handles services to the south and to the rest of the UK, with Avanti West Coast reaching London Euston in about four and a half hours; Queen Street serves Edinburgh and the north. Glasgow Airport is 8 miles west at M8 Junction 28, about 20 minutes from the centre, and handles over 10 million passengers a year, with Prestwick 29 miles to the south-west. The Subway loops the centre and West End.
The market is tight at the top. City centre office take-up reached 452,000 sq ft in 2025 and the prime headline rent is £41.50 per sq ft, set at Aurora, 120 Bothwell Street, where refurbished space now lets for up to £4.50 more than new build. Agent research forecasts £48 by the end of 2026 and notes no new office development is planned for the next three years. Industrial is described in the 2026 Scottish market reviews as one of the strongest sectors, with prime rents around £12.50 per sq ft. Away from prime, rents in both sectors are far more affordable. Development land is concentrated in the east end, where Clyde Gateway has been assembling sites at Dalmarnock, Shawfield and Rutherglen for two decades, and on the riverside at Govan.
Business character
Financial services and technology now define the centre. JP Morgan, Morgan Stanley, Barclays, BNP Paribas and Clydesdale Bank all occupy the International Financial Services District, Barclays has around 5,500 staff on its Tradeston campus, and the Student Loans Company has about 1,100 people in a 20-year lease at Buchanan Wharf. Insurers including Direct Line, Esure and AXA run large Glasgow operations. The public sector is enormous: NHS Greater Glasgow and Clyde employs 38,000 people and is the largest health board in the UK, the Scottish Government occupies Atlantic Quay, and Glasgow City Council and the three universities (Glasgow, Strathclyde and Glasgow Caledonian) are each among the biggest employers in the city. Energy and engineering remain a Glasgow strength through ScottishPower, Weir Group and BAE Systems on the Clyde. Media clusters at Pacific Quay, and the innovation districts have brought the UK's only Fraunhofer Institute and four Catapult centres to the Strathclyde end of the centre. In total the city supports around 431,000 employee jobs, and it is Scotland's largest retail centre, which sustains demand for shops and leisure space across the suburbs as well as the Style Mile. Other significant employers include BBC Scotland (Pacific Quay), STV, University of Glasgow and University of Strathclyde.

Market context
Glasgow's office market is short of good space. Grade A vacancy is about 2.7 per cent and prime just 1.5 per cent; there is 2.2 million sq ft available overall but 72 per cent of it is secondary. That has pushed the headline rent to £41.50 per sq ft at Aurora on Bothwell Street, where Pinsent Masons took 31,724 sq ft, and agent research expects £48 by the end of 2026 and over £55 if a new building is pre-let. Below prime the picture is different: refurbished period buildings on the Blythswood grid, the Merchant City and the West End let for a fraction of that, with small serviced rooms let alongside conventional leases. Industrial supply is equally constrained. A 2026 Scottish market review puts prime industrial rents at around £12.50 per sq ft, while average asking rents across Glasgow are nearer £6, and older estates and smaller workshops are cheaper again depending on age and location. Retail is led by Buchanan Street, where vacancy fell to almost zero in 2025 and Zone A rents reached record levels; agent research reports the best small units on the street achieving up to £321 per sq ft Zone A. Away from the Style Mile rents fall sharply, with the cheapest space in suburban parades and the dearest in the G1 core.
