Business character

Automotive and advanced engineering still define Coventry. Jaguar Land Rover's global headquarters and powertrain engineering are at Whitley, JLR also runs prototype build, Classics and Special Vehicle Operations units on the former Ryton site, and the supply chain around them includes Rolls-Royce, Meggitt, Unipart, Brose and Bosch. The research end is unusually deep for a city of this size: WMG at the University of Warwick, the Manufacturing Technology Centre at Ansty Park and the University of Warwick Science Park, which houses up to 150 businesses on a 42 acre campus, all sit within a few miles of each other. Utilities and finance are the second pillar, with Severn Trent's head office at the Severn Trent Centre in the city centre, E.ON at One Friargate and Coventry Building Society, which employs around 3,080 people and bought the Co-operative Bank for £780 million in 2024. The public sector and education are large occupiers too: Coventry City Council and Ofqual share One Friargate, Coventry University has a 33 acre campus in the city centre with over 29,500 students and more than 1,800 academic staff, and the University of Warwick, 3.4 miles south-west of the centre, employs around 8,800 staff. Logistics has grown on the motorway side, with Sainsbury's and Cadent at Ansty, Network Rail's national distribution centre at Ryton and Prologis Park Coventry on the former Keresley colliery. Digital and creative businesses are newer, with Maverick Games among the studios the council now lists as a target sector. Other significant employers include London Electric Vehicle Company (Ansty), Octopus Energy (Two Friargate) and University Hospitals Coventry and Warwickshire NHS Trust.

Market context

Coventry's office market splits between the new Grade A stock at Friargate and everything else. Two Friargate offers BREEAM Excellent floors from 5,000 to 59,030 sq ft, with rents quoted on application, and good-quality suites elsewhere are being asked at roughly £12 to £23 per sq ft on the main portals, for example Binley Court at around £15.60 and Coventry Innovation Village at around £22.60. Industrial supply is tight around the M6 and M69. New and refurbished units at Indurent Park Holbrook are quoted at £13.75 to £16 per sq ft, while older estate space is asked at about £8 to £9.50 per sq ft, for example on Henley Industrial Park and Endemere Road. Retail sits mostly inside the ring road, where Coventry built the first pedestrianised shopping precinct of its scale in Europe after the war, and at Arena Park beside the CBS Arena, anchored by a Tesco Extra with Next, Marks and Spencer, Currys and Decathlon.
