Sheffield is the largest city in South Yorkshire and, with a population of 582,493, the fourth largest local authority area in England. Its commercial property market splits cleanly in two. The city centre holds the offices, from the professional core around Pinstone Street and Barkers Pool to the new buildings of Heart of the City and West Bar Square, and the retail streets of Fargate and The Moor. The Lower Don Valley to the north-east, running out through Attercliffe and Tinsley to the M1, holds the industrial space, the Meadowhall shopping centre and the growing cluster of advanced manufacturing around Sheffield Business Park. The steel industry that built the city has not gone, it has changed shape. The public sector sets the base. Sheffield Teaching Hospitals is the city's largest single employer with over 16,000 staff across the Royal Hallamshire, Northern General and three specialist hospitals, and the University of Sheffield (about 8,500 staff), Sheffield City Council (over 8,000) and Sheffield Hallam University (about 4,500) follow close behind. Retail has two poles: Meadowhall, with 1.4 million sq ft and 290 stores, and a city centre that is being rebuilt around Fargate, The Moor and the Cambridge Street food hall, with the strongest independent demand on Ecclesall Road and in Kelham Island.
