Business character

The public sector sets the base. Sheffield Teaching Hospitals is the city's largest single employer with over 16,000 staff across the Royal Hallamshire, Northern General and three specialist hospitals, and the University of Sheffield (about 8,500 staff), Sheffield City Council (over 8,000) and Sheffield Hallam University (about 4,500) follow close behind. Central government is a big office occupier too: the DWP, Home Office, Department for Education and Ministry of Justice all have Sheffield offices, and the DWP has anchored the first phase of West Bar Square. In the private sector, HSBC's technology hub at Grosvenor House on Charter Square takes 140,000 sq ft, Irwin Mitchell runs its national headquarters from the city with over 3,000 staff nationwide, and BT Group took 65,000 sq ft at the Endeavour building on the Digital Campus. Home-grown businesses include Plusnet, Twinkl, Gripple, Henry Boot and SIG plc, all headquartered here. Manufacturing has moved out to the valley: Sheffield Forgemasters at Brightside, ITM Power at Bessemer Park on Shepcote Lane, and Boeing Sheffield, Primetals, Ansys and Stanley Black and Decker on Sheffield Business Park, with McLaren's composites centre and Rolls-Royce on the Advanced Manufacturing Park across the Rotherham border. Technology and digital firms cluster around the station and in Kelham Island, where converted steelworks now hold creative and tech companies alongside the bars and restaurants. Other significant employers include McLaren Composites Technology Centre.

Market context

Sheffield's office market is small compared with Leeds or Manchester, and until recently it lacked new buildings. That has changed with Heart of the City and West Bar Square, and the best space now commands rents the city has never seen before: a record £32 per sq ft was set at Elshaw House in 2025, against a prime headline of £27 two years earlier, and the latest agent review, for the third quarter of 2025, puts the prime headline at £31 per sq ft. The gap to the rest of the market is wide, and the bulk of the choice below the prime pitch is in refurbished period buildings in S1, the Digital Campus and business park suites in S9, and small serviced rooms let at an inclusive monthly figure. Industrial space is the stronger sector. Octopus Energy took 91,923 sq ft at Catalyst in 2024, one of the largest lettings the city had seen, and new grade A logistics space in the city is quoting around £9 per sq ft. Older estates in the Don Valley are far cheaper, with the smallest workshops let by the month. Retail has two poles: Meadowhall, with 1.4 million sq ft and 290 stores, and a city centre that is being rebuilt around Fargate, The Moor and the Cambridge Street food hall, with the strongest independent demand on Ecclesall Road and in Kelham Island.
