Financial services and technology now define the centre. JP Morgan, Morgan Stanley, Barclays, BNP Paribas and Clydesdale Bank all occupy the International Financial Services District, Barclays has around 5,500 staff on its Tradeston campus, and the Student Loans Company has about 1,100 people in a 20-year lease at Buchanan Wharf. Insurers including Direct Line, Esure and AXA run large Glasgow operations. The public sector is enormous: NHS Greater Glasgow and Clyde employs 38,000 people and is the largest health board in the UK, the Scottish Government occupies Atlantic Quay, and Glasgow City Council and the three universities (Glasgow, Strathclyde and Glasgow Caledonian) are each among the biggest employers in the city. Energy and engineering remain a Glasgow strength through ScottishPower, Weir Group and BAE Systems on the Clyde. Media clusters at Pacific Quay, and the innovation districts have brought the UK's only Fraunhofer Institute and four Catapult centres to the Strathclyde end of the centre. In total the city supports around 431,000 employee jobs, and it is Scotland's largest retail centre, which sustains demand for shops and leisure space across the suburbs as well as the Style Mile. Other significant employers include BBC Scotland (Pacific Quay), STV, University of Glasgow and University of Strathclyde.

Market context

Glasgow's office market is short of good space. Grade A vacancy is about 2.7 per cent and prime just 1.5 per cent; there is 2.2 million sq ft available overall but 72 per cent of it is secondary. That has pushed the headline rent to £41.50 per sq ft at Aurora on Bothwell Street, where Pinsent Masons took 31,724 sq ft, and agent research expects £48 by the end of 2026 and over £55 if a new building is pre-let. Below prime the picture is different: refurbished period buildings on the Blythswood grid, the Merchant City and the West End let for a fraction of that, with small serviced rooms let alongside conventional leases. Industrial supply is equally constrained. A 2026 Scottish market review puts prime industrial rents at around £12.50 per sq ft, while average asking rents across Glasgow are nearer £6, and older estates and smaller workshops are cheaper again depending on age and location. Retail is led by Buchanan Street, where vacancy fell to almost zero in 2025 and Zone A rents reached record levels; agent research reports the best small units on the street achieving up to £321 per sq ft Zone A. Away from the Style Mile rents fall sharply, with the cheapest space in suburban parades and the dearest in the G1 core.
