Commercial land in Birmingham is scarce inside the ring road and closely contested outside it. The largest allocations are on the north-east edge, where Peddimore, 2.7 million sq ft of employment space near M42 Junction 9, is being delivered by IM Properties with Birmingham City Council as landowner, and in the east at Tyseley Energy Park, 55 hectares set aside for energy and clean technology. In the centre, the Curzon HS2 masterplan covers 141 hectares of Eastside and Digbeth with 600,000 sq m of new business space planned, and Smithfield's 17 hectares south of the Bullring is coming forward as mixed-use rather than pure commercial land. To the south-west, St Modwen's 450-acre Longbridge regeneration still has employment plots alongside its town centre and homes.
