Landlords need an EPC when they are selling or letting the building. The legislation came into effect in 2007\/2008.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>What are the benefits?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">The benefits are that you see the efficiency of the building, as surveyed, and how the property can be improved to gain a higher rating.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>Who is responsible for complying with the EPC laws for commercial properties?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">The responsibility is with the government \/ local councils, building control, also the accreditation bodies and the energy assessor as well.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>What do commercial landlords need to do to make sure they comply with the EPC laws?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">They need to make sure their properties are in clean \/ tidy state for renting\/letting.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>Where can landlords seek advice?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">They can seek advice from the local council, commercial property agents\/surveyors and <a href=\"http:\/\/www.energysavingtrust.org.uk\/\">www.energysavingtrust.org.uk<\/a> <\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>What is the process?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">When you sell or rent out a commercial unit or take a loan against the property you need this type of survey doing. The EPC lasts for 10 years but renewal may be necessary if significant\u00a0<\/span><\/span><span style=\"font-size: medium; font-family: Arial, serif;\">changes or upgrades are made to the property.<\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>How much does it cost?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">The cost varies between \u00a3125 and \u00a3450. It depends on the size\/area of the building and what type of heating and cooling systems are installed. <\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>What do the ratings on an EPC mean?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">The rating is from A \u2013 G, the top A and B are mainly newer buildings with eco systems installed.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">Properties meeting the latest building regulations, with solar panels and solar hot water as well.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">C, D, E, are mid-range &#8211; buildings with good energy efficiency.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">And F, G, are poor, energy inefficient commercial properties. <\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>Do you have to have an EPC on all types and size of commercial property?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">You have EPCs on most properties. Churches, and buildings under 50m2 are exempt.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">Also Grade I and II listed buildings don\u2019t require them.<\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\"><b>What action can be taken if landlords fail to meet EPC requirements?<\/b><\/span><\/span><\/p>\n<p class=\"western\"><span style=\"font-family: Arial, serif;\"><span style=\"font-size: medium;\">They can get more time to comply with EPC regulation.
